Description:
Development of 8 affordable dwellings, including 4 houses and 4 flats, with parking, a new access road and associated external space.
The development was situated on a brownfield site of the former Seaton Burn First School, of which the original stonework boundary wall was retained. The site had a number of complexities, one of which was its close proximity to a watercourse, 'Seaton Burn', which was at risk of flooding. This helped inform the layout, site levels and engineering strategies for the proposed development. The site was also on the flight path of Newcastle Airport which informed the requirement of specific noise mitigation. As a result, the dwellings feature high performance Whole House Mechanical Ventilation and Heat Recovery (MVHR) systems.
