Redcar Road, Southbank
Client: Thirteen Group
Contract Sum: £3,760,000
Completed: November 2022
Description:
Development of 28 dwellings, 25 Bungalows to Approved Document M4 Category 2 standards for accessibility, and 3 bespoke 1.5 storey hybrid dwellings, providing a wheelchair accessible ground floor. The site was previously a vacant brownfield site, having previously consisted of back-to-back terraced housing, demolished between 2006- 2009. 3D model to BIM L2 standards.
Our design approach began with an analysis of the Context. In this case, an urban context. A key consideration was how we react to, and link with, the influential adjacent Eco Village development, creating a local identity and helping to reinforce the sense of place. This approach focused on how we could enhance the surroundings whilst creating a development that is attractive yet distinctive utilising the core concepts of the National Design Guide: Context and Identity, to create a well designed place.
We feel the identity of a place comes from the way the buildings, streets, landscape, and infrastructure combine, and how people experience them. In this case we linked our development to the surrounding context, creating a permeable layout that is walkable; one of the considerations in the National Design Guidance and lending to a feel of inclusivity for the residents. The proposed materials were also inspired by the Eco Village scheme using timber cladding and brick detailing as well as patterned, block pavior road. We are proud the scheme at Southbank has created a positive, and coherent identity that is embedded into its context and positively contributes to the local typology.
